Our client was after something special but recognised that buying ‘the best’ often means paying a large premium to a developer. We identified this rather tired and ill configured apartment, and working with our client's own interior designer, we oversaw a complete transformation. The final layout provided three bedrooms and three bathrooms plus a 4th bedroom or Study. The gross floor area being around 2,500 sq ft.
The works took around 7-8 months and on completion terms were agreed to let the apartment to one of our tenants within the Obbard portfolio who were renting in the same building. These tenants were having to move as that landlord, was taking the property back for his own family use. The client who acquired this investment then agreed a further purchase through us based on his delight that a property he loved was worth around 15% over and above his gross costs and the rent he achieved in excess of our projection.
