Campden Hill Square

This Kensington house was originally bought as a property development project for our client, for whom we had previously acquired a property for nearby. That first property was sold less than 10 months later showing a net return (ungeared) of 22.8%. 

Obbard acquired this former bed and breakfast and undertook a complete refurbishment. The property was Grade II listed and therefore various obstacles were presented in order to satisfy the planning department. The works took 8 months and the property was then re-valued by three agents showing close to a 20% uplift on revised value. The client however decided to hold the house for future own use and it is currently let showing a 4.5% gross yield on gross costs.
